So, you want to buy a house—now what? The first time buying a home is an emotional, exciting, and also exhausting experience. You may also be wondering along the way—what am I missing? This is a common question. Here’s how the buying process works from start to finish.
- Getting in Touch with Your EnVesta Agent – Reach out to your EnVesta agent, and we’ll connect you with the best lenders in the business to get you started on the right foot.
- Getting Pre-Approved for a Mortgage – Partnering with a lender is the first step, as it helps determine your interest rate, purchase price, and other important details that guide our home search.
- Starting the Home Search – Once pre-approved, we’ll start viewing homes. When a home catches your eye, text me the address, and I’ll send you agent notes and the seller’s disclosure.
- Make an Offer – We’ll select a home and submit an offer once you find the one that feels right. If we don’t get the first house, we’ll continue until we do.
- Negotiate the Terms – If the seller doesn’t accept our first offer, we may negotiate the price and terms until both sides reach an agreement.
- Accepted Contract – Once the price and terms are agreed upon, the contract is fully executed, and we’re moving forward!
- Earnest Money – After contract acceptance, I’ll collect your earnest money (typically $500 or 1% of the purchase price) within 3 days to show the seller you’re serious.
- Home Inspection – The inspection helps identify potential issues with the home. It’s important to focus on major concerns like plumbing, roofing, and appliances, while not sweating the small stuff.
- Repair Request – After the inspection, we can request the seller to fix or credit you for significant issues. If we can’t agree, you can cancel the contract and get your earnest money back.
- Appraisal – A certified appraiser will assess the property’s value to ensure the home is worth what you’re paying. This typically costs around $500.
- Closing – Finally, after all the steps, we reach closing day, typically 30-45 days from offer acceptance, and you officially own your new home!
